BUILDING SUPERINTENDENT
DEFINITION
Under direction, has charge of and supervises the cleaning and
maintenance of buildings and grounds and the operation of
elevators; does other related duties as required.

EXAMPLES OF WORK:
Has charge of and supervises work involved in cleaning and
maintenance of desks, chairs, rugs, lighting fixtures, windows,
and other furniture and fixtures.
Has charge of and supervises work involved in maintenance and
care of grounds adjacent to public buildings.
Has charge of and supervises work involved in sweeping, washing,
sanding, and waxing floors.
Has charge of and supervises the operation of elevators.
Has charge of and supervises work involved in storing office
equipment and supplies.
Participates in the preparation of budget estimates.
Requisitions materials and supplies.
Gives assignments and instruction to assigned employees.
Prepares reports.
Supervises the establishment of records and files.
Will be required to learn to utilize various types of electronic
and/or manual recording and information systems used by the
agency, office, or related units.
REQUIREMENTS:
EXPERIENCE:
Five (5) years of experience in work involving the
inspection, planning the cleaning and maintenance of furniture,
offices, and buildings, and/or the reconditioning, care, and
maintenance of grounds, two (2) years of which shall have been in
a supervisory capacity.
LICENSE:
Appointees will be required to possess a driver's license
valid in New Jersey only if the operation of a vehicle, rather
than employee mobility, is necessary to perform essential duties
of the position.
KNOWLEDGE AND ABILITIES:
Knowledge of problems, procedures, and methods used in
inspecting, analyzing, and planning the cleaning and maintenance
work to be done.
Knowledge of problems involved in establishing, maintaining, and
developing effective work procedures.
Knowledge of varied types of equipment and materials needed to
clean and maintain buildings satisfactorily.
Knowledge of methods used in requisitioning equipment and
materials, and of establishing and maintaining records.
Ability to analyze cleaning and maintenance problems.
Ability to give assignments and instruction to subordinates.
Ability to handle complaints tactfully and pleasantly and take
needed remedial action.
Ability to make periodic inspections to determine efficiency of
subordinates.
Ability to prepare reports.
Ability to supervise the establishment and maintenance of records
and files.
Ability to utilize various types of electronic and/or manual
recording and information systems used by the agency, office, or
related units.
Ability to read, write, speak, understand, and communicate in
English sufficiently to perform duties of this position.
American Sign Language or Braille may also be considered as
acceptable forms of communication.
