Job Specification

COORDINATOR OF MAINTENANCE SERVICES
 
 DEFINITION:
 
 Under direction, plans and coordinates the activities involved in
 providing  maintenance and repair services to  public  buildings,
 property and equipment; does other related duties as required.

 NOTE: The examples of work for this title are for illustrative
 purposes  only.  A particular position using this title  may  not

 all duties performed on the job may not be listed.

 EXAMPLES OF WORK:

 Plans and coordinates the maintenance and repair activities for
 public buildings, property and equipment.

 Conducts on-site inspections for needed repairs, gathers
 necessary information based on observation in order to plan
 needed repairs, and prepares written reports of such inspections,
 including location, nature, and extent of deficiencies and  major
 items of material required to correct them.

 Prepares  plans and schedules maintenance and repair  activities,
 submits cost estimates and job order specifications as needed.

 Supervises the  work performed on site by contractor or public
 employees, inspects general quality of work and compliance
 with contractual agreement and adherence to specification.

 Develops effective work methods and maintains close contact
 with maintenance and repair functions.

 Coordinates activities with other agencies and units in order to
 provide for the most efficient and secure manner to implement 
 the necessary recommendations as needed.

 Reviews various manuals and books on maintenance equipment
 or materials in order to improve existing facilities and gives
 necessary recommendations as needed.

 Recommends improvements, alterations, repair and maintenance
 plans and activities either from site inspections or job requests.

 Prepares official correspondence and reports containing findings,
 recommendations and conclusions in a clear and concise manner.

 Will be required to learn to utilize various types of electronic and/or
 manual recording and information systems used by the agency,
 office, or related units.

 REQUIREMENTS:

 EXPERIENCE:

 Four (4) years of experience in work involving the construction,
 repair and maintenance of buildings, one (1) of which shall have 
 been in a supervisory capacity.

 LICENSE:

 NOTE:  In accordance with N.J.S.A.18A:17-49, applicants to 
 be employed by school districts must possess a certification 
 as a Certified Educational Facilities Manager, issued by the
 New Jersey Educational Facility Management Program at 
 Rutgers, the State University.

 Appointees will be required to possess a driver's license valid 
 in New Jersey only if the operation of a vehicle, rather than 
 employee mobility, is necessary to perform essential duties of 
 the position.

 KNOWLEDGE AND ABILITIES:

 Knowledge  of problems, procedures, and methods used in  planning
 inspecting, analyzing, and determining the repair and maintenance
 work to be done and materials needed.

 Knowledge  of the problems involved in establishing, maintaining,
 and developing effective work procedures.

 Knowledge of the proper use of building equipment, materials,
 repair techniques, supplies and of keeping needed records.

 Knowledge of methods used in obtaining, storing, safeguarding,
 distributing, and using equipment, material, and supplies.

 Ability to develop methods and procedures to handle identified
 obstacles to program functioning.

 Ability to receive and relay messages.

 Ability to use correct grammar, punctuation and spelling.

 Ability to use reference books and manuals in research of
 materials, equipment and repair procedures.

 Ability to coordinate the activities of others for accomplishment
 of goal.

 Ability to estimate time and material needs for specific work
 projects.

 Ability to prepare reports.

 Ability to utilize various types of electronic and manual
 recording and information systems used by the agency, 
 office, or related units.

 Ability to read, writes, speak, understand, and communicate
 in English sufficiently to perform duties of this position.  American
 Sign Language or Braille may also be considered as acceptable
 forms of communication.
