MAINTENANCE SUPERINTENDENT
DEFINITION
Under direction, plans, organizes, and supervises the work involved in
the maintenance repair, alteration, and construction of buildings and
structures, the maintenance and servicing of heating plants,
electrical and plumbing fixtures, and elevators, and cleaning of
buildings; does other related duties.

EXAMPLES OF WORK:
Plans and coordinates the work involved in the alteration and repair
of buildings and other structures.
Prepares or oversees the preparation of plans, detailed drawings, and
cost estimates for projected work.
Coordinates and supervises and the maintenance, repair, and servicing
of buildings which may include heating plants, electrical and plumbing
fixtures, and the operation and repair of elevators.
Reviews completed assignments for conformance with workmanship
standards and trade practices.
Provides technical advice to subordinates.
May supervise the cleaning of buildings and other facilities.
Compiles materials and needed information.
Develops and prepares budget requests for the unit.
Supervises the maintenance of records concerning materials, supplies
time, and nature and type of work performed.
Supervises the storage and distribution of equipment and supplies.
Will be required to learn to utilize various types of electronic
and/or manual recording and computerized information systems
used by the agency, office, or related units.
REQUIREMENTS:
EXPERIENCE:
Five (5) years of supervisory experience in work involving a
variety of maintenance and repair tasks.
LICENSE:
Appointees will be required to possess a driver's license valid
in New Jersey only if the operation of a vehicle, rather than employee
mobility, is necessary to perform the essential duties of the
position.
KNOWLEDGE AND ABILITIES:
Knowledge of the methods used in building maintenance, altercation
and repair.
Knowledge the variety of semi-skilled trades used in building
maintenance and repair.
Knowledge of building and safety codes.
Knowledge of the methods used in servicing of elevators and heating
plants.
Knowledge of the equipment, used in building maintenance and repair.
Ability to provide assignments and instructions to staff and supervise
and evaluate performance.
Ability to interpret blue prints, drawings, and specifications.
Ability to identify and correct maintenance problems.
Ability to plan and coordinate a variety of maintenance tasks.
Ability to provide technical assistance to staff.
Ability to prepare reports.
Ability to learn to utilize various types of electronic and/or manual
recording and information systems used by the agency, office, or
related units.
Ability to read, write, speak, understand, or communicate in English
sufficiently to perform the duties of this position. American Sign
Language or Braille may also be considered as acceptable forms of
communication.
