MAINTENANCE SUPERVISOR
DEFINITION:
Under direction, supervises and coordinates activities of workers
engaged in maintaining and repairing the physical structure of
buildings and utility systems, and in maintaining buildings and
grounds in a clean, orderly condition; does other related duties.

EXAMPLES OF WORK:
Supervises workers engaged in painting and performing structural
repairs to masonry, woodwork, and furnishings of buildings and
similar structures.
Supervises workers engaged in maintaining and repairing building
utility systems such as electrical wiring and controls, heating,
cooling, ventilating, and steam generating systems.
Supervises workers engaged in maintaining and repairing plumbing
systems.
Supervises workers engaged in mowing lawns, trimming, raking,
and burning leaves and refuse, and cleaning building interiors.
May supervise workers engaged in installing, servicing, and
repairing mechanical equipment.
Plans and supervises maintenance and repair programs.
Assigns workers to specific tasks.
Reviews work progress.
Reviews completed assignments for conformance with trade
practices, blueprints, and other specifications.
Supervises the maintenance, repair, and servicing of the central
heating plant, mechanical equipment, gas, electric, plumbing, and/or
sewage lines, pipes, and fixtures, kitchen ranges/refrigerators, and
other equipment or accessories.
Recommends improvements, alternations, and repairs, and
prepares plans, detailed drawings and work estimates.
Maintains records on materials, supplies, equipment, time,
and nature and type of work performed.
Provides information used to prepare budget estimates.
Provides recommendations for improvements, additions, and
other actions involving the operation, care, maintenance, and
repair of buildings, equipment, and/or grounds.
Requisitions, receives, accounts for, stores, and issues materials
and supplies.
Prepares and checks specifications for bids, supplies, and
equipment.
Provides assignments and instructions to maintenance workers,
laborers, and other employees in the general operation, maintenance,
cleaning, and repair functions and activities of buildings, and
supervises their performance.
Prepares reports.
Establishes and maintains records and files.
Will be required to learn to utilize various types of electronic
and/or manual recording and information systems used by
the agency, office, or related units.
REQUIREMENTS:
EXPERIENCE:
Five (5) years of experience in work involving the construction or
repair and maintenance of building and grounds, two (2) years of
which shall have been in a supervisory capacity.
LICENSE:
Applicants may be required to possess a valid license as an Operating
Engineer of the appropriate grade, issued by the New Jersey
Department of Community Affairs.
Appointees must possess a driver's license valid in New Jersey.
Appointees may also be required to possess a valid Commercial
Driver's License (CDL) and applicable endorsements for the class
and type of vehicle being operated.
NOTE: The responsibility for ensuring that employees possess the
required motor vehicle license, commensurate with the class and type
of vehicles they operate, rests with the Appointing Authority.
KNOWLEDGE AND ABILITIES:
Knowledge of the tools, materials and methods used in the repair and
maintenance of buildings, grounds and related structures.
Knowledge of the methods used to evaluate completed maintenance
and repair work.
Knowledge of methods used to obtain, store, safeguard and distribute
equipment, materials, and supplies.
Ability to evaluate completed maintenance and repair assignments.
Ability to identify and analyze maintenance and repair problems.
Ability to requisition, store, issue and safeguard equipment,
materials and supplies.
Ability to supervise the maintenance, repair and servicing of
buildings and equipment.
Ability to provide assignments and instructions to staff and to
supervise their work.
Ability to maintain records.
Ability to utilize various types of electronic and/or manual
recording and information systems used by the agency, office,
or related units.
Ability to read, write, speak, understand, and communicate in
English sufficiently to perform duties of this position. American
Sign Language or Braille may also be considered as acceptable
forms of communication.
